What this can mean
Water can follow joists or pipe routes before marking a ceiling. A stain below a bathroom may relate to a fitting, waste or concealed feed, while rain-related changes may point to the building envelope. Establishing the timing helps separate these possibilities.
Useful observations
Photograph the edge of the stain over time and note water use above. In a flat, arrange contact with the occupier or manager of the property above.
Before taking anything apart
Do not puncture a bulging ceiling. Keep people clear of an unsafe area and avoid electrical fittings affected by water.
How to choose the next step
You can start with the symptoms without diagnosing the pipe. Our ceiling leak detection page explains the kind of investigation that may be appropriate. Describe what has changed and share any previous findings so the agreed scope addresses the unresolved problem.
Planning a residential visit
For agreed residential work, the £1,345 package connects specialist investigation with the plumbing repair. It includes detection and tracing, necessary access or excavation, parts and materials, suitable post-repair testing and a Trace & Access report. A 12-month workmanship warranty applies to the repair.
The £100 booking deposit is deducted from the total, leaving £1,245. Applicable tax is included. Decorative and remedial reinstatement, including restoring floors, plaster, paving and other finishes, is excluded. Commercial work is quoted separately. Read the complete package scope before arranging a visit.
