Keep clear of immediate hazards

Water near lights, electrical fittings or a bulging ceiling can be dangerous. Keep people away and seek urgent appropriate help. Do not touch wet electrics, stand beneath unstable material or puncture the ceiling. A routine website enquiry is not an emergency response route.

Record what can be seen safely

From a safe position, photograph the affected area and note when it appeared. Describe the room or property above and any recent water use. If another occupier controls that area, contact the landlord or managing agent to coordinate access.

Investigate before restoring the surface

The stain may be reached by water travelling along a joist or pipe route. Appropriate checks help distinguish the source from the damage. Once the plumbing has been repaired, the ceiling may still need drying, structural assessment or reinstatement before decorating.

Keep these points in mind

  • Keep people out of an unsafe area
  • Arrange access above where authorised
  • Retain photographs and repair records

This guide provides general preparation information. The right investigation depends on the property, its systems and the evidence available. For active flooding, electrical danger or an unsafe ceiling, seek urgent appropriate help rather than waiting for a routine appointment.
