Understand the problem
Not every pipe beneath a floor is part of underfloor heating. Hot and cold feeds and radiator runs may all cross the same space. Knowing which system loses water helps focus the investigation and prevents assumptions based on the nearest fitting.
Identify the system before following the route
We review the layout and use appropriate isolation or testing where practical. The choice of further detection methods depends on the construction and the likely pipe. Access is agreed with an explanation of what must be reached and which finish repairs remain separate.
What to prepare
Describe the floor type and any existing access hatches. Drawings and knowledge of past alterations are helpful, but you do not need to dismantle the floor before assessment.
Scope matters
Suspended and solid floors require different access arrangements. Detection can reduce exploratory work, but does not mean that every concealed repair can be completed without an opening.
Detection through to the plumbing repair
For agreed residential work, the £1,345 package connects specialist investigation with the plumbing repair. It includes detection and tracing, necessary access or excavation, parts and materials, suitable post-repair testing and a Trace & Access report. A 12-month workmanship warranty applies to the repair.
The £100 booking deposit is deducted from the total, leaving £1,245. Applicable tax is included. Decorative and remedial reinstatement, including restoring floors, plaster, paving and other finishes, is excluded. Commercial work is quoted separately. Choosing the right method
One method that may be considered is pressure testing & isolation. Help establish which part of a plumbing system needs closer attention. The engineer selects the approach for the actual installation; no specific instrument is promised for every visit.
