A solid floor can hide a leak while allowing moisture to spread beneath finishes or along insulation. The dampest visible spot may therefore be separated from the pipe defect. Understanding the construction helps make sense of the evidence.
Consider the layers, not just the surface
We ask about the floor finish, screed, insulation and known services. Suitable thermal, moisture or tracer checks can help assess concealed routes. Findings are interpreted together before discussing access and the plumbing repair.
What to prepare
Locate any construction or heating drawings and tell us about drilling, extensions or recent flooring work. Mention finishes that require specialist removal or any known hazardous materials.
Scope matters
Opening a floor is still necessary where the pipe must be reached. Rebuilding screed, replacing insulation and restoring flooring are remedial works to arrange separately where required.
Detection through to the plumbing repair
For agreed residential work, the £1,345 package connects specialist investigation with the plumbing repair. It includes detection and tracing, necessary access or excavation, parts and materials, suitable post-repair testing and a Trace & Access report. A 12-month workmanship warranty applies to the repair.
The £100 booking deposit is deducted from the total, leaving £1,245. Applicable tax is included. Decorative and remedial reinstatement, including restoring floors, plaster, paving and other finishes, is excluded. Commercial work is quoted separately. Choosing the right method
One method that may be considered is tracer gas leak detection. Detect escaping tracer from a suitably prepared water pipe section. The engineer selects the approach for the actual installation; no specific instrument is promised for every visit.
