Start with the property and the people
If you rent, the first useful step is often to report the signs clearly to your landlord or managing agent. A description of when the leak appears and which rooms are affected helps them arrange the appropriate response.
Give the decision-maker a useful account
Photographs, dates and information about nearby water use can help the person arranging the investigation. Explain any urgent hazards straight away. Before any chargeable visit is arranged, the party responsible for instructing and paying for the work should be clear.
Before arranging a visit

- Ask who will arrange access and authorise work

From the enquiry to the report
The enquiry establishes the address, symptoms and authority to arrange work. The scope and appointment are agreed before any deposit. Detection findings guide the proposed access, then the agreed plumbing is repaired and checked appropriately. A written Trace & Access report records the relevant findings and work.
For suitable agreed residential work, the package is £1,345 including applicable tax. The £100 deposit leaves £1,245. Decorative and remedial reinstatement remain separate from the plumbing package.
