WE FIND LEAKS · 2 MIN READ
Use the established reporting route
Tell your landlord or managing agent what you have noticed, where it is and when it started. Explain immediate safety concerns separately from routine damp marks. If the property has an emergency repair process, use it for urgent situations rather than waiting on a website draft.
Keep a concise record
Photographs and a dated description can help explain a changing problem. Include whether ordinary activities such as showering or heating coincide with the leak. Do not deliberately recreate water damage or dismantle fittings to produce evidence.
Confirm who is instructing the work
A visit needs an authorised instruction and clear payment arrangements. Preparing an enquiry does not itself book a contractor or determine who is responsible. Cooperate with agreed access arrangements and ask the landlord or agent to clarify the next steps.
Keep these points in mind
- Report the location and timeline
- Retain correspondence and photographs
- Confirm the booking contact before arranging work
This guide provides general preparation information. The right investigation depends on the property, its systems and the evidence available. For active flooding, electrical danger or an unsafe ceiling, seek urgent appropriate help rather than waiting for a routine appointment.
