An investigation that fits the property

Leak detection for landlords

Coordinate the occupier, access arrangements and repair instruction.

Start with the property and the people

A landlord’s leak enquiry often involves information held by several people. The tenant knows when the symptom appears, while the owner or agent may control the repair approval. Bringing these together helps the investigation start with the right context.

Make the instruction clear

Confirm who is authorised to approve access and repairs, how the engineer will enter and which contact can answer questions during the visit. Previous reports and photographs help establish what remains unresolved. The property’s use and system determine whether the residential package or a separate quotation applies.

Before arranging a visit

  • Agree the access appointment with the occupier
  • Provide the authorised repair contact
  • Share earlier reports and any relevant building-management arrangements

We do not determine legal responsibility for damage or tenancy disputes. The work instruction and payment arrangements need to be agreed before attendance.

From the enquiry to the report

The enquiry establishes the address, symptoms and authority to arrange work. The scope and appointment are agreed before any deposit. Detection findings guide the proposed access, then the agreed plumbing is repaired and checked appropriately. A written Trace & Access report records the relevant findings and work.

For suitable agreed residential work, the package is £1,345 including applicable tax. The £100 deposit leaves £1,245. Decorative and remedial reinstatement remain separate from the plumbing package.
