Access is about reaching the plumbing
A pipe beneath a floor or behind a wall cannot always be repaired from an existing opening. Necessary access or excavation is part of our agreed residential package. Its location and extent depend on the evidence, the pipe and the building construction.
Reinstatement restores the surrounding material
Making good plaster, rebuilding floor layers, fitting new flooring, decorating and restoring paving are different tasks. Those decorative and remedial works are excluded from the £1,345 package. Drying may also need assessment before a finish is replaced.
Plan the handover
Ask what opening may remain and which trades will be needed next. Keep the report and photographs for the person arranging restoration. If insurance is involved, ask the insurer how each stage should be authorised and recorded; do not assume one approval covers every task.
