Normal hot-water pipes or heating loops may warm the floor. A change in that pattern, especially with damp or water loss, deserves investigation. Thermal observations need to be compared with system use and other evidence.
Useful observations
Note whether warmth changes with the heating or hot taps, and whether the pressure or water use has changed. Mention any underfloor heating installation.
Before taking anything apart
Do not turn up the heating to force a result. Surface temperature alone is not enough to diagnose a concealed leak.

Planning a residential visit
For agreed residential work, the £1,345 package connects specialist investigation with the plumbing repair. It includes detection and tracing, necessary access or excavation, parts and materials, suitable post-repair testing and a Trace & Access report. A 12-month workmanship warranty applies to the repair.
The £100 booking deposit is deducted from the total, leaving £1,245. Applicable tax is included. Decorative and remedial reinstatement, including restoring floors, plaster, paving and other finishes, is excluded. Commercial work is quoted separately.
