What this can mean
Damage in one flat may originate in another home or a communal service. The investigation can be delayed if the affected areas, risers or isolation points cannot be accessed. One coordinating contact helps connect observations from different occupiers.
Useful observations
Record which rooms are affected, when it began and who manages the building. Share existing contractor findings so work does not start from an incomplete history.
Before taking anything apart
Do not enter another dwelling or alter a communal supply without permission. Immediate safety issues need urgent attention through the relevant channels.
How to choose the next step
You can start with the symptoms without diagnosing the pipe. Our leak detection in flats and apartments page explains the kind of investigation that may be appropriate. Describe what has changed and share any previous findings so the agreed scope addresses the unresolved problem.
Planning a residential visit
For agreed residential work, the £1,345 package connects specialist investigation with the plumbing repair. It includes detection and tracing, necessary access or excavation, parts and materials, suitable post-repair testing and a Trace & Access report. A 12-month workmanship warranty applies to the repair.
The £100 booking deposit is deducted from the total, leaving £1,245. Applicable tax is included. Decorative and remedial reinstatement, including restoring floors, plaster, paving and other finishes, is excluded. Commercial work is quoted separately. Read the complete package scope before arranging a visit.
